ACCESS STATEMENT

INTRODUCTION

We are a family run 6 bedroomed Bed & Breakfast which is also our home. Built over 120 years ago we aim to provide quality en-suite accommodation among the many original features the house still has. We endeavour to cater for all needs and are happy to discuss any specific requirements you have , so please just give us a call.

PRE-ARRIVAL

•  The nearest train station to Keswick is Penrith some 20 miles away .

•  There is a frequent bus service running from outside the train station to Keswick bus station.

•  Keswick bus station is approx 10 minute walk from the house , but there are taxis available there and we can book an accessible taxi should that be required.

ARRIVAL & CAR PARKING

•  Although we do not have a private car park there is plenty of street parking all around us. With the exception of one small area , street parking is unrestricted and free.

•  Rooms are available to check in from 4-6pm but we are happy to arrange a more suitable time for our guest , just give us a quick call.

•  For the comfort of our guests please note we do not accept arrivals after 9.30pm

ENTRANCE & HALLWAY

•  There are 4 steps leading up to the front door.

•  Steps are 17cm high and 138cm wide.

•  There is a handrail on the left hand side .

•  The door bell is situated at the top of the steps on the right.

•  The front door is locked at all times . Once guests have registered they are provided with their own keys to access the house whenever they want . It is not double locked at any time.

•  Door is 160cm wide and there is a glass panel from 101cm

•  Seating is available in the hallway.

•  The hallway leads to our private quarters and also the Breakfast room

STAIRS

•  Both the hallway and the stairs are carpeted in entirety .

•  Stairs are 15cm high , 105cm wide and 27cm depth

•  There are 9 stairs to a small 3.5ft square landing turn then 3 more to another 3.5ft square landing turn then 6 more to the 1 st floor landing .

•  Rooms 2 and 3 go off this landing

•  There are then 8 stairs to another 3.5ft square landing turn ,then 3 to the next 3.5ft square landing turn , then 6 to the 2 nd floor landing.

•  Room 5 & 6 go off this landing

•  There are lamps on every landing and in the hallway which are controlled on timer switches.

•  There are also main lights on each landing if you require to use any of them.

•  There is a solid wood banister runs up the entire stairs on the right hand side.

DINING ROOM

•  Situated on the ground floor , off the entrance hall.

•  Door is 90cm wide , opening into the dining room.

•  Dining room is carpeted

•  Tables are free standing and can be moved on request.

•  Tables are 72cm high with legs on each corner.

•  Chairs do not have arms and are 45cm high with a padded cushion.

•  It is self service for cereals , fruit and juices , but we are more than happy to offer assistance should it be required.

•  Radio 2 is played in the background throughtout breakfast service.

GENERAL INFORMATION ON BEDROOMS

•  All bedrooms are carpeted

•  Allen-suite shower/bath rooms have cushioned flooring in.

•  All Bedroom doors open into the rooms

•  Furniture in all rooms is free standing so can be moved if required.

•  All rooms have remote controlled teletext TVs

•  All beds are accessible from both sides.

ADDITIONAL INFORMATION

•  Mobile phone reception is usually good in the town , however in the valleys and on the fells it can be poor, or none at all.

•  Fire safety notices are posted in the rooms and we do ask Guests to make themselves familiar with these.

•  Heat detectors and sirens are fitted to each bedroom as Well as the hallway & stairs.

•  Should you think you may require assistance in the event Of the building being evacuated then please inform us on your arrival.

•  We have storage facilities for 2 cycles , please check these Are available when you book.

•  We are happy to store any medication / food you require , but ask you to note that this is not a 24hour service so need to arrange times for collection etc

•  We are happy to assist you with any luggage you have.
